If not a shade grown ice plant,it might be a Sansevieria? pure guess based on nowadays so many species Sansevieria are sold that are new to me. Could be a Gasteraloe?..you know,those hybrids? The look of shade grown makes it harder to ID.
Hayward Ca. 75-80f summers,60f winters.
